Bungalow Conversions
Bungalow Loft Conversions in Bromley and Orpington
In a bungalow the whole roof is available, which makes this less like converting an attic and more like adding a floor.
Bromley Has More Bungalows Than People Think
Outer Bromley is genuinely bungalow country. Orpington, Petts Wood, Biggin Hill and the roads around Farnborough and Keston were built out in the interwar and postwar years with a density of single-storey housing you do not find in most of London, and a lot of those houses are still owned by the people who have been in them longest.
Which is the point. A bungalow loft conversion is very often not a growing family running out of bedrooms. It is somebody who likes their house, likes their road, does not want to move, and has an entire unused floor sitting over their head.
And it genuinely is an entire floor. In a two-storey house the loft is what is left over after the bedrooms. In a bungalow, the roof spans the whole building. That is why bungalow conversions add so much, and why the design question is not "can we fit a room in" but "where do the stairs go".
What Makes a Bungalow Convertible
- Roof pitch. A steeper roof gives you head height without rebuilding. A shallow postwar roof may need dormers on both sides to work.
- Trusses. Many postwar bungalows were built with W-shaped trussed rafters that fill the loft with timber. They can be replaced, but it is structural work and it changes the price.
- Where the stairs go. This is the real constraint. A bungalow was not designed with a staircase in it, and finding somewhere to put one without ruining the ground-floor plan is the first thing a designer looks at.
- The chimney, the tank, the water main. All the things that live in a bungalow loft have to go somewhere else.
What the Work Involves
Survey and Structural Design
Roof pitch, truss type, and what is living in the loft all decide whether this is straightforward or structural.
Truss Work
Where the roof is trussed, the timbers are removed and replaced with a structure that leaves the space usable.
New Floor
Joists on steels, sized to carry a habitable floor rather than storage.
Dormers
Front, rear, or both, depending on how much head height the existing pitch gives you.
The Staircase, and What It Costs Downstairs
The biggest design decision in a bungalow conversion, and usually the one that changes the ground-floor plan.
Fit-Out and Sign-Off
Including fire safety, which is treated differently once a bungalow becomes two storeys.

Planning Permission for a Bungalow Conversion, Read This One Carefully
A bungalow gets the 50 cubic metre allowance under Class B, which sounds generous, but a bungalow conversion is a large job and it can use that up quickly, especially with dormers on two sides.
The part that matters here more than anywhere else on this site: the Petts Wood Area of Special Residential Character, right in the middle of Bromley's bungalow belt, is covered by an Article 4 direction in force since 19 July 2022 which removes both Class B and Class C permitted development rights.
Class B is the roof extension. Class C is rooflights. So in Petts Wood ASRC, even the simplest rooflight conversion needs planning permission. Almost every national guide will tell you rooflights are always permitted development. In that specific area, they are not.
The planning guide sets out how to check whether your address is affected.
This is general information, not planning advice. Permitted development rights depend on your specific property, what has already been built, and whether the address falls in a conservation area or under an Article 4 direction. Check your address on Bromley Council's own map, and take professional advice before committing to anything.
Why Start Here
We are Not Quoting You
We do not carry out the work, so we gain nothing from talking you into a bigger conversion than your roof needs. A building company quoting you is in a different position.
Specialists Who Cover Your Postcode
Your enquiry goes to loft conversion companies actually working in your part of the borough and currently taking work, not a national list.
Bromley Rules, Not National Boilerplate
Forty-seven conservation areas and an Article 4 direction that removes rights most guides assume you have. We cover what applies here.
Nothing Owed, Nothing Booked
Quotes are free and there is no obligation at any point. On a job this size, take two or three of them.
Find Out What Your Loft Conversion Would Cost
Tell us about your house and what you want the loft for. We will pass it to loft specialists covering your area, and they will come back to you with a quote. No obligation, no pressure.
Areas We Cover for Bungalow Conversions
